Job Description

The Maintenance Manager will manage andassistin the completion of the day-to-day activities involving the maintenance of the building/facility, equipment and machinery including HVAC, building lighting systems, production lines, grounds keeping, and overall facility appearance. Manage and coordinate the work of employees who repair andmaintainbuilding/facility, equipment, and machinery. Oversee engineering, design and installation phases of new equipment, line upgrades, and other capital projects. Manage the preventative/predictive maintenance and Maintenance Work Order Systems. Ability to create and manage budgets related to facility, repair, and labor. Work with Cornerstone's Core Values in mind: Safety, Integrity, Innovation and Teamwork. This position reports directly to the Plant Manager.

DUTIES AND RESPONSIBILITIES

  • Responsible for communicating daily with all levels of employeesin order toassistin resolving problems and achieving company goals.

  • Continue to drive reductions in maintenance downtime which results in higher production output and laborefficiencies

  • Prepare work schedules, assign work, andoverseesthe work product.

  • Oversee construction and repair projects.

  • Manage the work order system designed toestablishpriority and control over maintenance requests from plant personnel. Ensures that work order requests are completed ina timelyfashion.

  • Arranges for the procurement of outside contractors to carry out specific maintenance and repair assignments.

  • Adjusts maintenance programs toinsureconformance with insurance policy requirements.

  • Coach,counseland manage performance of direct reports.

  • Develop andmaintainPreventive Maintenance Schedule program for applicable equipment and machinery.

  • Arrange for andmanage,appropriate third-partycontractor support, as needed.

  • Responsible for capital projects and cost control.

  • Prepare budgets and secure estimates and cost quotes as needed.

  • Enforce sound safety and housekeeping practices.

  • Procure and manage spare parts inventory.

  • Communicate daily with the Plant Manager and internal personnel from Production and Quality Controlin order to

    assist in resolving problems and achieving company goals.

  • Responsible for engineering,designand modification/installation of existing and/or new (capital) equipment.

  • Compiles andmaintainsdrawingand records on plant facility.

  • Issuespurchaseorders.

  • Keeps equipment and work area clean and orderly.

  • Promotes 5S adherence.

  • Ensure compliance with federal and state laws.

  • Perform all duties in a safe manner.

  • Solid knowledge of schematics and blueprints.

  • Comfortable working in a fast-paced environment.

  • Effective communicationand peoplemanagement skills.

  • Responsible forthe wasteand recycling programs at the facility.

  • All other reasonable duties, as assigned.



Qualifications

Qualifications

  • Bachelor's degree in Industrial Technology, Management, Mechanical Engineering, Electrical Engineering or related discipline or equivalent combination of education and experience

  • Minimum of 5 years of progressively responsible maintenance experience in a manufacturing environment; 2 of which must have been in a management/supervisorycapacity

  • Experience in troubleshooting electrical,mechanicaland pneumaticrepairs

  • Demonstrated oral and written communication skills combined with the ability to coach,trainand mentor all levels ofassociates

  • Ability to develop and play a team member role with other plantmembers

  • Flexibility to work overtime and weekends, as well as off shift asrequired

  • Analytical and mathematical orientation with ability to summarize and present clear and concise reportsrequired

  • Proficiencywith personal computers and Microsoft Word and Excel programsrequired

  • Knowledge of fire sprinkler testing procedures and systemspreferred
