Job Overview Accurately define and estimate required components and resources to fulfill work requests, converting requests into orders. Order and monitor material delivery for maintenance work orders. Assign and schedule maintenance work orders with technicians and contractors to support repairs, preventative maintenance and projects. Maintain a consistent tracking system for work orders and parts inventory while compiling inventory information such as consumption rate, characteristics, value, and stock on hand to determine stock supply to support procurement for the purchase of maintenance supplies. The position collaborates closely with technicians, engineers, operations, and managers to establish component requirements to support the schedule of proactive maintenance activities while utilizing planning and scheduling methods to ensure the most effective and least disruptive maintenance possible. Typically uses a computerized maintenance management system (CMMS) for managing needs to complete work orders. Key Responsibilities 1. Review, refine and convert maintenance work requests into work orders Works with requestor to understand scope and intent of requests Estimates effort, skills and cost required to complete the requests Obtains quotations from contractors as needed Escalates for request approval, as needed 2. Assign and Schedule maintenance work orders with technicians and contractors
3. Develop and maintain detailed plans for preventative maintenance and predictive maintenance of equipment
4. Lead maintenance scheduling process
5. Manage execution of vendor service contracts (forklifts, air handling, air compressors, chillers, fire protection/security, crane maintenance, overhead doors, etc.)
6. Administer maintenance purchase request.
7. Coordinate company janitorial and facility services. 8. Coordinate outside service inspection and repairs. 9. Research products and services for new and existing equipment installation and repair. 10. Be available during maintenance annual outages to support urgent needs. 11. Able and willing to work as a confined space observer for technicians as requested by Maintenance Manager. 12.Back up other maintenance personnel on select duties as assigned by maintenance manager.
