Job Description
The Senior Project Manager provides the onsite leadership, coordination, and direction for construction management activities for multiple or complex projects. Duties include ensuring the project(s) are on budget, schedule, and the design fits the requirements for the contracts. Essential Duties & Responsibilities:
Provides project / construction management services on multiple or complex deferred maintenance and client funded projects from pre-construction through closeout.
- Oversees the management of renovations, refurbishment, and repair projects by providing staff with technical information and guidance, ensuring collaboration with State or local agencies, approving recommendations proposed by staff, meeting with staff to obtain project status updates, conducting site visits and project reviews, and ensuring the project is in accordance with approved plans, specifications and county standards.
- Strong knowledge of contracts, drawings, estimates, and specifications to ensure compliance with stakeholder requirements.
- Coordinates with various departments to identify the project intent and ensure all project programming activities are accomplished, which include scope development, establishment of the initial budget and milestone schedule.
- Coordinates with the Engineering Manager and oversee the Design process to include the development of the design scope of work, issuance of the request for proposal, coordination of all design reviews with the project Stakeholders.
- Develops detailed scopes of work, conducts joint scope walks/bid walks, reviews and approves proposals from contractors and submitting notice to proceed to vendors.
- Responsible for the coordination and communication of all construction activities with the Customer Department. Responsible for maintaining the project schedule and budget are maintained throughout the complete project life cycle. Ensure the project is constructed as per the approved plans and specifications. Conduct all required project status meetings and document appropriately.
- Ensure all project documentation and reporting is accurate and timely.
- Conducts project meetings and provides meeting minutes, documentation, administration, and tracking of relevant information.
- Ensures contractors, architects, and engineers will adhere to contractual requirements on areas of safety, performance, project staff, and equipment.
- This position will support the Probation Department projects.
- Performs other duties as required to ensure project success.
Minimum Qualifications:
- Bachelor's Degree in Architecture or equivalent is preferred
- Minimum of 15 years of work experience in the construction industry
- Minimum of 10 years of experience providing CPM consulting services, including at least 5 years of experience, within the last 10 years or relevant project experience in the repair, maintenance, or refurbishing of existing governmental and institutional-type facilities.
- Design-Bid-Build, Job Order Contract, and/or Best Value Construction Management Experience is preferred
- Minimum of 3 years of experience as a Senior Project Manager supervising staff
- Experience with executing Probation projects, experience with juvenile halls and SYTF (Secure Youth Treatment Facility) related projects, and compliance with the Board of Stand Community Corrections (BSCC) is requested.
- Advanced knowledge and application of master planning, A/E solicitation, project development, design-phase management, construction estimating, cost, project controls/scheduling, documentation, engineering/construction principles and contracts is required
- Strong computer skills and familiarity with Microsoft Office Suite products, and experience with project-related systems such as E-Builder, Prolog and Primavera are required
- Proficiency with various document control systems, as well as new construction and modernization of government facilities is preferred
- Registration as an Architect is preferred
- Certified Construction Manager preferred
Offered rate of compensation will be based on a variety of non-discriminatory factors, including education, qualifications, experience, and geographic location. The Salary range for this position is $145,000.00-$162,000.00 .
