Purpose of the Job

The Consumer Real Estate Servicing Specialist oversees a wide range of responsibilities associated with the ongoing management and maintenance of home equity loans. This includes tasks such as managing loan documentation pertaining to loss mitigation, loan subordinations, deceased accounts, and loan modifications. In addition, the Consumer Real Estate Servicing Specialist is tasked with conducting comprehensive research and carrying out various other servicing-related duties to ensure the smooth operation of these financial products. The Consumer Real Estate Servicing Specialist is expected to demonstrate a strong dedication to providing accurate, efficient, and transparent service to our members. This involves close collaboration with representatives from all delivery channels to effectively address the unique and evolving needs of our members.

Essential Functions and Responsibilities

  • Serves as point of contact for members and frontline staff, answering questions regarding all aspects of servicing home equity loans.
  • Processes loss mitigation activities, including interviewing members nearing or in default to determine the reason for default, member intent and financial ability to repay and to identify possible loss mitigation options and solutions, including forbearance and payment deferrals. Submits recommendations to the Home Equity management team for review and approval. Completes loan modifications in the core system.
  • Processes loan subordination activities, including research of current loan history, lien placement and loan qualification of new first mortgage. Submits recommendations to the Home Equity management team for review and approval.
  • Processes loan modification activities, including research of current loan history, member intent and financial ability to repay and to identify possible new rate structure options. Submits recommendations to the Home Equity management team for review and approval. Completes loan modifications in the core system.
  • Coordinates with Legal Counsel to manage accounts for deceased members, documents successors-in-interest and assists heirs and executors with disposition of liens.
  • Coordinates with Collections Dept and Legal Counsel in handling repossession or foreclosure proceedings related to real estate collateral. Prepares and/or provides information that is required by both areas as needed.
  • Coordinates with Title company to manage accounts for loss of lien, to include but not limited to account research, submitting title insurance claim, and instructs leadership of any changes that may occur
  • Coordinates with member and accounting department on placing stop payments on official checks that are lost, destroyed, or in the possession of an unidentified organization
  • Handles servicing related phone calls from members, closing attorneys, title companies, and any other credit union channels needing assistance with real estate servicing needs.
  • Manages Horizon Case Queues ensuring all open cases are serviced in a timely manner
  • Manages department mailbox to ensure all emails, payoff request and faxes are serviced in a timely manner
  • Quotes home equity real estate payoffs to attorney offices and third-party vendors
  • Locates and reviews all audit files for accuracy and assists leadership with any auditing questions they might have. This includes but is not limited to audits by the NCUA, external and internal auditors.
  • Stays abreast of compliance guidelines and advises leadership of any changes that may occur.
  • Maintains on-going professional relationships with multiple departments, internal staff, member-owners, and third-parties, always adhering to Credit Union and team service standards.

Other Duties and Responsibilities

  • Cross-trains to perform Real Estate Post Close Insurance Specialist duties, as needed.
  • Cross-trains to assist Consumer Real Estate Closing Specialist, as needed
  • Assists with other tasks and projects as assigned.

Knowledge, Skills, and Abilities

  • Must have sound understanding of standard concepts, practices, procedures, regulations, and compliance within the real estate lending environment, as well as services offered by the Credit Union
  • Must be familiar with underwriting guidelines and real estate lending compliance, including but not limited to HMDA, TRID, Fair Lending and ECOA
  • Must have sound judgment, excellent critical thinking and problem resolutions skills and the ability to manage and prioritize multiple tasks
  • Must have strong time management skills and be able to work under multiple deadlines efficiently & effectively
  • Must be flexible and able to shift resources and priorities as required
  • Must have experience with MeridianLink Loans PQ or other similar loan origination software
  • Must have experience with Fiserv DNA or other comparable core system
  • Must have intermediate knowledge on Microsoft Outlook, Excel and Word
  • Must be able to secure, build and maintain strong vendor relationships as needed
  • Must be able to complete all assignments with minimal supervision and work in a general office environment
  • Must possess a strong commitment to providing excellent service to Truliant's members

Physical Requirements

  • Occasional standing, walking, bending, and stooping required
  • Must be able to sit at a desk for long periods of time and use a computer
  • Must be able to moderately lift or move up to 5 pounds and occasionally lift or move up to 10 pounds

Education and Background

  • High School diploma or equivalent required
  • Minimum of 5 years of home equity processing and/or mortgage servicing required
  • TILA-RESPA Integrated Disclosure compliance guidelines required
