What this job involves: As a Building Technician at JLL, you will oversee the daily operation of 2 site's facility services and systems under the direction of Facilities Mechanics and Facility Manager. You will be performing both preventative maintenance and corrective maintenance on a variety of facility systems, and of varying conditions. The position requires experience in working on these types of systems and with tools required to perform maintenance to same. The position may be called upon to perform or work alongside other general maintenance, and support duties on an as-needed basis. What your day-to-day will look like: * Oversee operation and perform repairs, installation, and preventative maintenance on Mechanical, Electrical, and Plumbing (MEP) infrastructure * Inspect and ensure all drainage systems are free flowing and clear or blockages; respond to calls to snake out drains or clear obstructions * Inspect and repair as needed all restroom and associated fixtures * Inspect and ensure all compressed air system are operational and error free * Respond to emergencies and schedule preventive maintenance * Oversee all dock and loading equipment systems * Respond to calls of malfunctions and schedule vendors as needed * Work with client to schedule equipment to be taken offline so preventative maintenance can be performed with minimal impact to end users * Analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required * Review logs to ensure proper operation of equipment; report any problems/malfunctions on an as need basis * Prioritize all PM's, corrective and emergency work orders for the site (annual, quarterly, monthly, weekly, and daily) * Participate in an on-call rotation and arrive on site within 2 hours for emergency service response * Provide excellent customer service by utilizing professional and effective communication with timely follow through Required Qualifications: * Experience working on facility systems including Mechanical, Electrical, and Plumbing (MEP) infrastructure * Proficiency in smartphone and basic computer application software (CMMS, Corrigo a plus) * Team player, self-starter with good interpersonal skills * Ability to communicate effectively both verbal and written * Must be able to adequately perform required job functions including lifting, bending, and moving in such a way as to perform job tasks in a safe and approved manner * Must be able to lift 50lbs * Ability to perform overhead work and work at heights * Able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads * Ability to operate required equipment, climb ladders and operate a motor vehicle Preferred Qualifications: * Experience with compressed air systems maintenance and repair * Experience with dock and loading equipment systems * Previous experience in facility maintenance or building operations * Knowledge of preventative maintenance scheduling and prioritization Location: On-site -Alburtis, PA, Allentown, PA, Bethlehem, PA, Coopersburg, PAIf this job description resonates with you, we encourage you to apply, even if you don't meet all the requirements.
