The Asset Manager, under the direction of the Director of Asset Management, oversees the operations of affordable rental housing communities owned by Community HousingWorks, its affiliates and its partnerships. This position requires the ability to provide high level asset, financial and project management, administrative services, directing the third-party management personnel and mutual objectives, independent management of varied duties, and the ability to provide clear feedback to the Director.
Role & Responsibilities:


  • As the owner's representative, oversee a portfolio of affordable multifamily rental properties and land parcels scheduled for future development. Responsible for achieving the annual projected Net Cash Flow for each property, construction of budgets, long term planning and goals of the asset manager's portfolio properties.
  • Independently monitor the activities of third-party property management firms responsible for the daily operations of the properties.
  • Coordinate with CHW staff on issues related to asset management, real estate development and community development. Provide appropriate feedback and reporting to the Director. Coordinate cross department issues, mutual projects and concerns with other department team members in a timely and professional manner.
  • Negotiate agreements or secure bids for the approval of the Director and Vice President of Asset Management.
  • Review bids presented by the property management companies and make recommendations for changes or approval.
  • Represent our ownership concerns and coordinate with property managers, developers and other development team members to ensure that lease-up, marketing and outreach, and maintenance of waiting lists are handled in accordance with the management plan and all regulatory requirements, and that physical plans for construction are reviewed and approved by Asset Management.
  • Perform quarterly site inspections. Identify, evaluate and recommend capital improvement and replacement projects in the asset manager's portfolio, including potential energy efficiency retrofits to be handled by the "Green Team". Immediately handle deferred maintenance issues that pose safety risks or increased short-term physical asset deterioration.
  • Coordinate with third-party property management to update management and marketing plans. Oversee and assist with obtaining lender and partner approvals.
  • Responsible for the timely coordination, review and monitoring of reports prepared by property management to ensure conformance to operating budgets, management plans and regulations.
  • Approve and process Reserve Replacement Requests in a regularly timely fashion to facilitate a property's cash flow. Update Kintone regularly.
  • Responsible for the timely commentary and completion of scheduled reports within the Asset Management group, including, but not limited to, the Construction Report, Performance Report and Monthly Portfolio Review presentation.
  • Review and analyze preliminary monthly property financial statements for the purpose of accurate monthly financial statements. Prepare for the Monthly Portfolio Review.
  • Provide support to resident boards, if necessary.
  • Respond timely on insurance inspection findings.
  • Professionally represent the organization to stakeholders, property managers, vendors and residents.
  • Create and manage detailed project budgets and completes projects on time and on budget. Monitors project expenses, reconciles to financial reports and coordinates all contract payments, lender and funder reporting requirements in a timely manner.
  • Approve and oversee the marketing and leasing programs for new properties and projects in support of the real estate development plans. Oversee the Weekly Leasing Meetings on new developments upon reaching 50% completion. Coordinate with internal departments and Director of Asset Management as needed.
  • Approve and monitor project activities regarding quality and cost control issues. Arranges and conducts regular quarterly site inspections. Resolves related problems and concerns. Reports on activities to Director of Asset Management.
  • Work with the third-party management companies to resolve resident concerns. Works with property management, and Director of Asset Management when necessary, to resolve issues in the best interest of Community HousingWorks, the property and the resident.
  • Assist with and perform additional duties as assigned, trained, and qualified to do, based on the assessment by the position's reporting manager.



Education and Experience:


  • Bachelor's degree in Business or related field from four-year college or university. Graduate degree preferred.
  • Experience with affordable multifamily housing, LIHTC required
  • Five to eight years related experience and training in Asset Management or Affordable Property Management.



Physical Abilities:
The physical abilities to perform tasks may require prolonged sitting, standing and/or moving.
Moves throughout the office spaces, outdoor spaces and building to access areas of resident services.
Moves equipment weighing between 20-35 pounds without assistance. Moves more than 35 pounds with assistance.
Moves through outdoor spaces of varying levels and textures including uneven ground. May have to move around active construction sites and follow the site-specific safety protocol.
Work Environment:
The noise and climate level in the work environment varies depending on the work site, including outdoor work environments. Reasonable accommodations may be made to enable individuals with different abilities to perform the roles and responsibilities of this position. This role requires working at different sites and in areas at varying degrees of distance.
Compensation:
It may vary based on skills, experience and qualifications
$124,000 - $132,445
