Job Summary:

The Senior Real Estate Representative is responsible for strategic portfolio management, including negotiating favorable lease renewals to maximize profitability and supporting the development of new sites and relocations. This role involves close collaboration with branch leadership and cross-functional teams to optimize real estate assets.

Job Responsibilities:

  • Generates proactive quarterly summaries and performance analyses of major lessor holdings, identifying opportunities for lease renewals, modifications, and other strategic actions as directed by management.
  • Oversees and maintain accurate real estate data within proprietary systems, facilitating seamless communication and collaboration across departments regarding property access, vegetation management, panel configurations, and regulatory compliance.
  • Collaborates daily with operations and sales teams to address lease portfolio issues, including new build implementation, site decommissioning, conversions, repairs, and service requests.
  • Directs immediate response efforts to weather-related incidents, developing and updating assessment routes, coordinating interdepartmental communication, and producing comprehensive post-incident business impact reports.
  • Negotiates property leases, renewals, and rent reductions to secure optimal terms for the company.
  • Maintains strong relationships with property owners, resolving discrepancies and ensuring effective communication.
  • Engages legal counsel as necessary for lease negotiations and development.
  • Ensures compliance with applicable state regulations and local zoning ordinances. Attend regulatory and public hearings to positively impact outcomes in favor of CCO's interests.
  • Performs other duties as assigned.

Job Qualifications:

Education and Certifications:

  • Bachelor's degree preferred, or equivalent combination of education, training, and experience.
  • Active Texas Real Estate License preferred.

Work Experience:

  • Minimum three (3) years of experience negotiating commercial real estate leases and agreements as a licensed real estate agent.
  • Minimum three (3) years of experience working with title companies and/or real estate attorneys.

Skills:

  • Proficiency in negotiating and drafting commercial real estate leases, ground leases, easements, and other related agreements.
  • Demonstrated ability to analyze and understand complex legal property descriptions and survey documents.
  • Strong understanding of business cycles, revenue, and expense drivers.
  • Advanced proficiency in Microsoft Office Suite (Word, Excel, Outlook, and PowerPoint).
  • Strong analytical and problem-solving skills, including root cause analysis and solution development.

  • This job is performed in a temperature-controlled office environment.

Other Requirements:

  • Ability to travel 30% or more outside of the office including travel to company meetings and industry events.
  • Has a valid driver's license.
  • Access to reliable transportation.
  • Work outside of office performing field work, measuring site dimensions, and taking photos.
