POSITION SUMMARY:
The Winter Park Resort Community Association Manager focuses on the management of a portfolio currently consisting of two homeowner's associations. Working under the direction of the DLAM and in partnership with the Board of Directors, the CAM will oversee the day to day business of these communities.
The communities managed by the Community Association Manager are comprised of the Winter Park Village Company Master Association, the Parry Peak Lofts Homeowner's Association and the Winter Park Village Commercial properties. The Winter Park Resort communities currently number 453 condominium units, 116 hotel units, and 26 commercial units.
Success in this position requires a strong financial acumen, ensuring well-maintained properties with highly satisfied boards, homeowners, guests and tenants, and public speaking and presentation.
The CAM will be under the direction of the Winter Park Resort Director of Lodging and Association Management.

SENTIAL DUTIES:
Finance
- Analysis and reporting of monthly Profit and Loss statements for the Associations.
- Preparation of Annual Budgets for review and approval by the Associations.
- Presentation of budget variance analysis to the Association Board of Directors.
- Budget forecasting to the Board of Directors.
- Demonstrated proficiency with Microsoft Office products including Excel, Word, Powerpoint and Outlook.
Marketing and Sales
- Work with the resort sales and marketing team or outside vendors to produce marketing materials for the promotion of the Commercial village tenants.
- Coordinate the production of promotional materials to be presented with lodging check in packets and in-room materials for the promotion of Commercial businesses in the Village.
Communication
- Ensures all association executive board meeting packets are distributed in accordance with CCIOA regulations.
- Coordinates and maintains effective communication between all appropriate resort departments.
- Maintains weekly contact with the Director of Lodging and Association Management.
- Excellent verbal and written communication and presentation.
Commercial Tenant Relations
- Acts as the primary contact with the Commercial Village tenants.
- Coordinates with the DLAM semi-annual Commercial Village tenant meetings.
- Ensures sales assessments are accurate and up to date.
- Negotiates and coordinates Village Commercial tenant benefits including the process and communication.
- Primary contact with potential tenants.
- Primary leasing contact.
Homeowner and Homeowner Association (HOA) Relations
- Creates and manages the HOA budgets under the direction of the DLAM.
- Regular property walks to identify need areas for maintenance and reserve projects.
- Recognizes, coordinates and communicates association maintenance needs to appropriate departments needed to address and correct.
- Identifies and presents reserve projects to the Association BOD for approval.
- Coordinates and schedules reserve projects.
- Updates each Association Reserve Plan as needed.
- Coordinate, prepare for, schedule and facilitate executive board meetings.
- Build and maintain strong relationships with the executive board members and commercial tenants.
- Build and maintain strong relationships and communications with the resort departments
External Relations
- Fashions a favorable public image for Winter Park Resort and for Intrawest.
- Displays an understanding and support for the company's position.
- Establishes and maintains an excellent working relationship with our Homeowners and Commercial tenants.
REQUIRED QUALIFICATIONS:
- Previous experience with building and grounds maintenance strongly recommended.
- Excellent written and verbal skills in English are a must.
- Demonstrated proficiency with Microsoft Office products including Excel, Word and Outlook.
EDUCATION REQUIREMENTS:
- Bachelor's Degree strongly preferred.
- CAM (Community Association Manager) license is required or candidate must obtain within the first six months of employment.
- CMCA, AMS or PCAM certification is strongly preferred.
WAGE:
The base salary range below represents the low and high end of Winter Park Resort's salary range for this position. Actual pay will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Winter Park Resort's total compensation package for employees. Other rewards may include many region-specific benefits.
Salary pay range: $61,000 - $75,000
